Raleigh is one of many fast-growing mid-size cities in North Carolina. Over the past 10 years, the population of Raleigh increased by 29.6%, the most of any city in the state other than neighboring Cary, and far more than the 7.1% national population growth rate.

Raleigh is located in the southeastern corner of the Research Triangle, a prospering area with three leading research universities and many high-tech companies. Raleigh itself is home to North Carolina State University and is a 30-minute drive from Duke University and The University of North Carolina at Chapel Hill. But many homeowners reap benefits that you can't get from renting, such as financial security and stability, tax deductions, and a vehicle for retirement savings. 

While renting can't offer those long-term financial benefits, the study found that it's cheaper to rent on a month-to-month basis. If you're wondering how to save money for a down payment, renting can help you build that nest egg. However, in extremely expensive or competitive markets renting might be better for the long haul.

To determine the monthly homeownership premium — the additional cost of owning instead of renting, expressed as a percentage — NerdWallet compared 2015 American Community Survey data from the U.S. Census Bureau for the median gross rent and median homeownership cost in each state and Washington, D.C. Median gross rent includes the costs of monthly rent and utilities for all kinds of rental properties, and median homeownership cost includes monthly mortgage payments, real estate taxes, insurance and utilities.

This comparison doesn't include the down payment required to buy a home, which is traditionally 20% of the home price for conventional mortgages.

Auston Grove Apartments in RaleighWith housing markets around the U.S. nearing the peak in their cycles, renters who reinvest their money have an increasingly better chance at creating wealth than individuals who purchase a home, according to the latest national index.

"On the heels of information concerning slowing housing starts, rising mortgage rates, decreased demand and unsustainable price increases, these numbers provide additional evidence that housing markets around the country are slowing, resulting in many to opt for renting," said Ken Johnson, Ph.D., a real estate economist and one of the index's creators in FAU's College of Business.

Of the 23 separate metro areas, many are nearing the top of their current housing cycle, meaning they are above their long-term pricing trend.

The biggest contributor to the rising cost of ownership is rising house prices.

The current scores driving the markets in the direction of renting and reinvesting appear to be the results of higher mortgage rates, increase in returns, on average, in the stock market, and the cost of ownership, which includes your mortgage payment, taxes, insurance, maintenance, etc.

All of these costs are rising faster than the cost of renting a comparable property. Therefore, renters who take the money they're saving each month and reinvest it are going to build wealth faster than those who buy a home, on average.
